Course overview
This course will provide students with the methods, conceptual foundations, practices and skills necessary to function in the property investment and institutional property markets. Property investment evaluation techniques and financing, including the principles of property investment analysis; financial mathematics and computer applications (Excel) for property analysis; measuring investment performance - the concept of returns; property tax analysis; the use of debt and the effects of leverage; after-tax DCF investment analysis (NPV, IRR, MIRR); applied investment analysis; real estate portfolio theory; REITs, disruptive property investment instruments including fin tech and prop tech.
Course learning outcomes
- Critically review and apply appropriate models for evaluating investment decisions.
- Critically analyse the various methods of financing property investments.
- Identify the risk-return tradeoffs in property investments.
- Construct and evaluate portfolios of different asset classes.
- Manage the risk of property investments using modern portfolio techniques.
- Demonstrate UniSA Business Enterprise Skills in the context of the Property discipline: i) Problem Solving (advanced level); and ii) Written Communication (advanced level).
