Course overview

This course will enable students to apply the principles, methods and practice of commercial property valuation. The application of valuation techniques, including the use of discounted cash flow analysis, utilising appropriate industry software; financial concepts and methodologies underlying the income approach to property valuation; freehold and leasehold analysis; investment and development analysis; and profit based valuations including but not limited to hotels, restaurants, cinemas, care homes etc.

Course learning outcomes

  • Apply valuation processes and concepts to commercial property.
  • Identify and evaluate the specific characteristics of commercial, retail and industrial properties.
  • Analyse and interpret leases and apply them to cash flow models.
  • Select and apply appropriate valuation approaches to a range of commercial property types.
  • Select and apply national and international standards to property identification, measurement and valuation.
  • Demonstrate UniSA Business Enterprise Skills in the context of the Property discipline: i) Problem Solving (advanced level); ii) Teamwork (advanced level); iii) Written Communication (advanced level); iv) Oral Communication (advanced level); and v) International Perspective (advanced level).
